# Assessed Too High > A property tax assessment check: is the assessor's value too high next to what nearby homes sold for? The arithmetic runs free in the browser; two metered lanes judge the case and write the appeal. https://assessed-too-high.skillsafe.ai/ ## What it does - Free, in the browser (assesskit.js): the assessed value and assessment level become the assessor's market value. Nearby sales typed one a line (address | price | month | sq ft | beds | baths | year built) are ranked by a similarity score (size, age, rooms, how recent the sale), each moved to the home's size with a rule of thumb (half the sale's price per sq ft per sq ft of difference), and their median set against the assessor's value on a balance. Neighbours' assessed values per sq ft test for uneven assessment; a measured size 3%+ below the record flags a factual error. The page estimates the value to ask for and the yearly tax saving, raises flags (deadline, old or mismatched sales, too few comparables, sales above the assessor) and gives a reading: appeal, fix the record, borderline or let it stand. - Paid lane `case`: grounds (market value, uneven assessment, record error) with strength, each comparable marked lead / support / drop, the value to ask for, evidence to bring, likely rebuttals, what is missing. - Paid lane `hearing`: the appeal letter (or a records request when the evidence says let it stand), a two-minute statement for the review board, exhibits, likely questions with answers, reminders. - The page re-checks every reply: dollar figures must match the page's own, comparables must be on the user's list, the requested value must sit below the assessor's and appear in the letter. ## Contract - Run input: `task` (`case` | `hearing`), `today`, `owner`, `place`, JSON-encoded `notice`, `home`, `comps`, `page_figures`, `page_flags`, plus `page_verdict` and `notes`; `hearing` adds `board` and `case_notes`. See https://assessed-too-high.skillsafe.ai/api.html - Reply: one JSON object per task; verdicts `appeal | fix_record | borderline | let_stand` and `request_reduction | request_correction | informal_review | no_appeal`. ## Sources - Built on SkillSafe skills @travisjneuman/real-estate-analyzer (property valuation and comparable analysis) and @lyndonkl/communication-storytelling (persuasive narrative for a specific audience). - Every figure is an estimate from the user's own entries, not an appraisal. Rules, forms and deadlines vary by county. Not legal, tax or appraisal advice.
